UAE Golden Visa Through Property: Complete Investor Visa Guide

A qualifying property investment may support an application for UAE Golden Residency, but owning property alone does not guarantee approval. The Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) currently lists a 10-year real-estate investor route for property worth at least AED 2 million, subject to ownership, financing, insurance and application requirements.

What does the official property route require?

ICP’s published guidance says the applicant must own one or more UAE properties with a total value of at least AED 2 million, with full ownership registered in the applicant’s name. Financing may be accepted when obtained from an approved local bank. ICP also describes qualifying off-plan units purchased from an approved local real-estate company authorised by the competent authority. The applicant and family must maintain comprehensive valid health insurance during residency. Requirements can change; check the current ICP service page before relying on these details.

What should an investor prepare?

  1. Confirm the property value, registered owner and any mortgage evidence.
  2. For off-plan, check the developer’s approval and the purchase documents.
  3. Gather identity, title and insurance records requested by the authority.
  4. Submit through the official channel and follow its decision and document requests.

Does the route guarantee a visa?

No. Eligibility, approval, documents, fees and timing are decided by the relevant government authority. Property selection and visa application are separate processes. Providential Properties Management can help investors source and track property opportunities, but it does not determine visa eligibility or issue residency permits.
